Is Bridging Finance For You?

By definition, Bridging Finance or Bridging Loan is a short-term loan used to purchase commercial property. This is something that can come in very handy, depending on your particular situation. There are two main points that you need to consider before you opt for a Bridging Finance package, your needs and the state of the property market.
One of the major benefits of Bridging Finance is that it will allow you to close on a property and purchase a new property before you sell your existing one. You will need to evaluate your current situation to determine if your needs justify taking on this type of finance. Will you lose the new property if you can’t offer a deposit? Would you be eligible for a discount on the purchase price if you can come up with the cash fast?
What are the existing market conditions in regard to the sale of your existing property? Is it going to be possible to sell your existing property in the time frame set out in your finance package? Most Bridging Finance typically runs for one year and will need to be paid in full at the end of the term unless it is possible to convert it into a Commercial Loan. They will shorten the entire process as a specialist will know the market and they can quickly make a judgment on the best loan for you, based on your particular circumstances. Be sure to check that the loan can be converted into a conventional Commercial Finance package. You will also want to check on the type of interest rate and the costs you will entail if you do have to convert.
Most Commercial Lenders will be willing to extend the terms of your Bridging Finance package. Let’s say, for example, you have a buyer and you are waiting for the sale to close. Bridging Finance in general is much more flexible and accommodating than you might expect in this respect.
Paying back your Bridging Loan at the end of the loan term more often than not depends on your ability to sell your existing property. If it does not sell in the required time, you will be paying the existing loan on your current property, your new property and the newly converted Bridge Finance as well.
If you believe this may be a possibility be sure to take a package that can be converted to a Commercial Loan if the need arises. Otherwise you may have to come up with the full Loan sum at the end of the finance term.

Writing Tips – A Mantra For All Writers

Dinner party or just about anywhere, the conversation usually goes the same way.
“What do you do?” they say.
“I’m a writer,” I answer.
“I always wanted to do that,” they say.
I wonder if brain surgeons or rocket scientists get the same response.
After I’ve stifled the urge to scream, I ask why they’ve never done anything about writing.
“Oh, I’m too busy.”
And there’s the rub. Everybody is always too busy. It is purely a matter of whether you’ve got the will and the commitment to see your name in print.
So here is your mantra. Chant it at all times, and repeat it to boring types at dinner parties.
“Writers Write! Wannabe Writers Wanna Write!”
As with all good mantras, it bears closer study. What it says, in a nutshell, is that you’ll never be a writer if you don’t write. Obvious really, but most beginners ignore it. They procrastinate, they obfuscate, and they pretend to the world and his wife that they’re “Working on a piece right now.”
Don’t believe them. What they mean is that they’ve had an idea, but they don’t really want to do the work to put it in writing. The only way to do it is to sit down with your means of expression, be it pen, word processor, or big thick crayon, and write. Keep writing, and don’t stop until you’re happy with what you’ve produced.
Now. Repeat after me.
“Writers Write! Wannabe Writers Wanna Write!”
Now, if you want to call yourself a writer, go and do something about it.
It doesn’t matter what you write as long as you start. Your brain gets used to the idea, and soon writing becomes second nature. Remember the mantra, and it will serve you well.

Mentoring And Coaching For Professionals

In recent years there has been a significant rise in the demand for mentors and coaches. The driving forces behind this are: executives, managers and other specialists are increasingly expected to demonstrate that they are undertaking significant professional development; the workplace and business employment environment is becoming even more competitive; the influence of the emerging industrial nations is forcing radical changes in the skill mix required of managers and other professionals in the developed countries; the diversity of personal and professional skills, knowledge, and expertise needed to be successful in today’s global business environment. As this demand has increased, so has the diversity of roles played and the range of services offered. Indeed, there are so many variations and combinations of mentoring and coaching, that it is increasingly difficult to differentiate between them and almost impossible to categorise the variations available.
Workplace mentoring is, despite appearances, a structured, organised, element of the organisation’s training and development activity. It is, however, usually quite separate from organised training activities and from the formal appraisal process carried out by the line-manager. This formal, hierarchical relationship that exists between a person and their line-manager is usually not a suitable vehicle for a mentoring relationship. Mentoring generally takes the form of a confidential, one to one relationship, where a more senior person, at least one position higher than the line-manager of the person being mentored, helps a more junior one to make progress, usually as part of a planned development programme, such as management fast-tracking, preparing for a more senior post, or leading a phase of workplace activity, such as a project. The mentor offers guidance and advice, in a supportive and non-threatening manner, but in a format and style which is designed by the organisation’s human resource department and then monitored by that department. The aim is to provide the recipient with support that will enable them to move forward confidently and to achieve their personal workplace objectives and also the objectives set for them by the organisation.
In an organisational setting, coaching has traditionally been part of the supervisory role played by line-managers, or more experienced employees, who show less experienced colleagues how to carry out an activity, or set of activities, competently. This is by default part of the cyclical process of developing an individual’s skills, evaluating their performance, appraising their progress, carried out by the line manager. If the line manager does not carry out the coaching personally, they will have arranged for an experienced employee, usually within the same team as the person being coached, to deliver the coaching. In this context, coaching is, in effect, the teaching of a skill until the skill is learnt and can be consistently performed, independently, to the required standard. Although the majority of this type of coaching is delivered by people who are more experienced, it is not always the case that they are more senior. Often, because the coach is explaining or demonstrating a skill, or process, the coach can be a younger person, but someone who is capable of passing on their skills to others who are less experienced in that activity.
Today, the traditional roles of mentors and coaches can still be seen in action. However, in many organisations, and particularly in most business sectors apart from the heavy industries and manufacturing, there has been considerable change. The main changes have been in the widening of the range of coaching approaches and the merging of mentoring and coaching into one approach, generally under the title of Coaching. Despite the best efforts of some academics and management gurus, senior managers in some organisations, and the human resource purists, the terms mentor and coaching, and the roles, are now used interchangeably in many business sectors. The main reason for this is that individuals are demanding and expecting their mentor-coach to have a wide range of skills that encompasses the best features of both categories. Many organisations are also establishing mentor-coaching systems that also combine the best practices of both. The result is that, increasingly, the terms are in effect synonymous, and what one individual or organisation will label as Mentor, another will label as Coach.
Also, many individuals are arranging to work with a personal coach, whose role is a combination of mentor and coach. This is similar to the relationship between a sports person, for example athlete, and their persona coach, and that between individuals and their personal fitness trainer. In the business and professional development world, the result is a hybrid of mentoring and coaching that most people now label as Personal Coaching.
The ideal mentor is a person who has been trained in mentoring techniques, and has a blend of appropriate work experience, qualifications, and general business knowledge, that can be used to guide and advise a particular mentee. In addition it is very important that the mentor is a person who has an enthusiasm, if not a passion, for helping others to develop, fulfil their potential, and achieve their and the organisation’s objectives.
The ideal coach is a person who has been trained in coaching techniques, has a broad range of experience and expertise, has knowledge and understanding of current business activity and trends, and an understanding of how an individual’s career and professional development should be tailored in order to assist that person in being successful in achieving their development objectives.
As can be seen, there great similarities in the two roles, and, as a result, the differences are virtually indistinguishable and they are now frequently combined. Both are expected to have appropriate knowledge and experience, both must be skilled in: listening actively; communication techniques; being able to understand the work and personal environment of the person being coached; building a rapport and developing a relationship; asking appropriate questions; directing the coachee to other sources of help when appropriate; identifying, agreeing and setting goals; helping to devise action plans to achieve the goals; helping to monitor and make adjustments to the plans; and finally, knowing when it is time to end the relationship.
A coach works with individuals and organisations to help them to achieve higher levels of performance and-or specific goals. The coach will, by necessity, take into account past performance and events, but focuses on actions and goals for the future. The approach is action oriented, focusing on where the client is now, where they want to be in the future, and how best to get them there. This framework is familiar to those involved in strategic planning or project management, as it is the foundation of both. The coach takes this simple, structured approach, and builds on it to develop a plan of action that will enable them to help their client achieve their objectives.
For individuals, the benefits can be many, including helping the individual to: avoid making mistakes in their business or personal lives; achieve more, in less time; minimise current problems; effectively prepare for potential difficulties; be happier with their personal and-or work life; achieve career or personal development targets; change career or career direction; become more effective and influential in all areas of their life; be more attractive to others, in their career and professional development and-or their personal life.
For organisations, the benefits are similar. They include: learning from a person who has a broad range of knowledge; obtaining independent, unbiased, objective, advice and guidance; gaining improvements to productivity, quality levels, customer satisfaction, shareholder value; gaining increased commitment and satisfaction levels in operational and management staff; improved staff retention; supporting other training and development activity; visible evidence that the organisation is committed to developing and improving; establishing an effective process for organisational development.
The role of mentoring and coaching has changed radically over recent years. However, the changes are generally accepted as being positive ones, and today coaches are accepted as an integral feature of the development process, both for individuals and for organisations. As always, great care must be taken to ensure that the coach and any process that is undertaken is appropriate for the particular client, but with this caveat, it is now clear that coaches have an important role to play in the development of individuals and organisations in today’s business world. As the pace of change and the complexity of business activity increases, it is certain that coaches will continue to play a key role in helping individuals and organisations manage that change and complexity more effectively.

Ducking Off The Streets During Song Kran

Not all Thai people celebrate Song Kran at the same time. It is decided by the area in which you live what day or week you carry out the celebration. The difference between Western New Year and Song Kran, aside from asking for rain, is how Thai people celebrate and how long the celebration lasts.
Song Kran is all about water. Thai people don’t care if you do or don’t want to participate in the festivities – they just get you wet. It will happen that when you’re driving, walking, riding a bike, or sitting in the back of a Tuk Tuk people will get you wet in any way they can.
Thai’s will use hoses attached to fire hydrants or water sources from buildings, buckets of cold water, water bottles of all sizes and description and water from the local canals to soak cars and people walking the streets. It is also very common to be involved in a drive-by-soaking carried out by people in the back of pickup trucks with buckets of water.
Though it’s a great time to join in and cool off from the midday heat, it’s not a safe time for foreign travellers to be out. Some Thai people can be very cruel to foreigners and put prickly heat into the water, food colouring meant to stain clothes and anything else to make your skin itch and burn. Although this is mainly aimed at foreigners, some locals get a taste of the unwanted substances as a malicious joke.
Along with the joys and worries of the super soaking comes the baby powder. Thai people of all ages love to cover their faces in baby powder to keep them from sweating and overheating.
This is understandable because of the extreme heat, over 40 degrees celsius, experienced every day. As you have water either poured on you or thrown at you, someone will also apply a little baby powder to your cheeks and the top of your head as a blessing. It’s actually kind of nice but be careful when it gets wet and it drips into your eyes.
All in all the idea of the approaching rainy season seems daunting because the winds and rains of a tropical storm, at least once every day, can do a lot of damage. It is necessary and can be timed almost by the minute when the season begins. This allows you to get all your shopping and laundry done and out of the way before Mother Nature makes rivers on the ground.

As health clubs and fitness centers are filled with an endless amount of exercise machines and weight training gear, it is in their best interest to promote weight and machine type workout programs. Naturally, members develop a dependency on these types of workouts because they don’t learn any alternative exercise methods. Some fitness experts argue that workouts with machines and weights are the only path to true lower body improvements. The reality is, nothing can be further from the truth.
The problems with this mind-set range from the ‘more is better’ syndrome to the ‘I got out of my routine’ excuse. To develop a strong, fit and defined lower body your choice of exercises must be realistic for long term adherence and they must consist of exercises that can be done at home or while on the road if you are traveling. As a career personal trainer and fitness consultant I’ve had the opportunity to work with many people at various stages of life. The people who maintain long term fitness success are the ones who structure their lower body exercise routines so that they are ‘portable’ – meaning if they don’t have a gym available to them – it’s not going to prevent them from getting their lower body exercise session in. This ties into one of the essential elements of fitness success – consistency. Staying on a regular exercise schedule will yield the best long term results. Starting and stopping a routine that is unrealistic will yield harmful results – this is a fact.
Lower body workouts consisting of body weight leg exercises produce an incredible amount of natural strength while providing gender specific improvements in muscular development and appearance. While women seek more of a toning and firming effect, men seek more of a lean muscle building effect with muscle group definition. An old fitness myth exists that has people believing that a woman will develop muscles like a man if she follows the same type of lower body exercise program. The exercise program does not dictate this result. It’s the gender/genetic differences of the male and female DNA that dictate the specific results that men and women derive from well rounded, and properly structured lower body exercises. Not the type or intensity of the workout routine itself.
Yes, we sometimes see women who look like male bodybuilders or power-lifters – but these abnormal looks can almost always be traced back to some method of pharmaceutical enhancement. For example, taking anabolic steroids or growth hormone to develop as much muscle mass as possible is one way for a woman to lose the fit, sexy and feminine look. Nothing against them – but they do not represent the definition of fitness – especially for women.
No matter if you are male or female, the benefits of properly structured lower body exercises that do not rely on the confines of a gym or fitness center can give you all the results you could ever want, in a program that can easily be followed for life. After all, isn’t that what true fitness is about?
Don’t get rid of your health club membership – especially if you enjoy doing some of your lower body workouts there. But it would be wise for you to develop a body-weight leg exercise routine for you to follow at home or while you are ‘on the road’ – so you don’t develop over-training injuries or find yourself missing several weeks of exercise sessions because you were traveling or just ‘didn’t have time to get to the gym’.

How To Prevent Carbon Monoxide Poisoning

Alex loved to barbecue. He had all the tools and all the recipes. So, when it started raining on daughter, Kristin’s, birthday party, it made sense to move his grilling job indoors.
It took some level-headed action by the fourteen-year-old daughter to open the garage door and convince Alex she would be perfectly happy with a carry-out pizza.
It seems Kristin had attended a carbon monoxide presentation given at her school by the local fire department, and – her father should be proud to know – she was listening.
According to the Centers for Disease Control and Prevention, carbon monoxide (CO) poisoning kills over 400 people a year in the U.S., and causes over 10,000 to become ill.
Cause For Concern
Symptoms of CO poisoning are similar to the flu, minus the fever. They include dizziness, fatigue, headache, nausea and disorientation. Vision may blur, and your reflexes may slow. Some people have a feeling of tightness across their chest.
If you have any of these symptoms inside your home and you feel better outside, you may have CO poisoning. See a doctor immediately.
Appliances To Be Wary Of
The most common source of dangerous CO levels in homes is an improperly maintained furnace. For that reason, have a qualified service person install (and annually inspect) all fuel-burning appliances in your home, trailer, camper or vacation sites.
This includes heating systems, water heaters, kitchen stoves, gas clothes dryers, unvented space heaters, and fireplaces. You should also:
* Check all flue and vent pipes regularly for cracks, loose connections, and corrosion.
* Buy only appliances that display the mark of a recognized testing agency, such as the American Gas Association or the UL label.
* Never operate unvented gas-burning appliances overnight, in a closed room, or in a room in which you are sleeping.
* Make sure burner flames on furnaces and stoves are blue, burn evenly and have a uniform shape. Flames with yellow tips and poorly-defined edges indicate incomplete combustion. Use your exhaust fan when cooking.
* Do not use the oven, gas range or dryer for heating.
* Be sure all combustion appliances are vented directly outside.
* Never ignore a safety device when it shuts off an appliance.
* Follow manufacturer’s directions for operation of all appliances.
* Problems suggesting improper appliance operation include:
- decreasing hot water supply.
- furnace unable to heat house or runs constantly.
- rusting or water streaking on vent/chimney.
- debris or soot falling from chimney, fireplace, or appliances.
- loose masonry on chimney.
- moisture on inside windows.
- unfamiliar or burning odor. Never ignore the smell of fuel!
More To Know About CO
* Never run a car engine in a closed garage.
* Never use charcoal to heat or cook in a house or enclosed space.
* Use kerosene heaters only in well ventilated rooms.
* Avoid “garage-sale specials” or antique stoves.
* Open a window when a fireplace or any stove is in use.
* CO detectors provide early warning before the gas builds to dangerous levels. Plug-in and corded models are most effective.
* Battery operated models are available for locations away from an electrical outlet, or if you heat with wood. Be sure they have the UL label.
* People who live in energy-efficient homes must be very CO wary. It’s easier for gas to build up.
* The Consumer Product Safety Commission suggests at least one CO detector with an audible alarm be installed near the sleeping area. For more safety, put one on every level and outside each bedroom.
* Put detectors in rooms with fuel-burning appliances, no closer than 15 feet to the appliance.
